UK Property Auctions
A Different Route to Selling Your Property
If you're considering selling a property, auction can offer an alternative to the traditional private treaty route — providing a structured sales process, a defined timetable and the opportunity for competitive bidding.
The Auction Link connects property owners and their representatives with established UK property auction houses.
We don't conduct auctions, value properties or act as your estate agent. We simply help make the connection, allowing you to explore whether auction could be the right route for your property.
Tell Us About Your PropertyCould Your Property Be Suitable for Auction?
Auction isn't just for one particular type of property. Different auction houses specialise in different sectors of the market, and properties that can potentially suit an auction sale include:
Residential Property
Houses, flats and other residential properties where an owner is looking for an alternative route to market.
Properties Previously on the Market
Where a property has been marketed traditionally but a sale hasn't been achieved, auction may provide a fresh approach and a defined sales timetable.
Properties Where a Sale Has Fallen Through
If a previous transaction has collapsed, auction may offer an opportunity to return to the market through a more structured sales process.
Renovation & Refurbishment Opportunities
Properties requiring modernisation can attract investors, developers and buyers specifically looking for projects.
Investment & Tenanted Property
Residential and commercial investments, including properties being sold with tenants in place.
Development Opportunities
Land, development sites, conversion opportunities and properties with development potential.
Vacant & Probate Property
Where certainty and timing are important considerations, auction may be an option worth exploring.
Unusual or Difficult-to-Value Property
Properties that don't fit neatly into the conventional market can sometimes benefit from competitive price discovery through auction.
Why Consider Selling at Auction?
A Defined Timetable
Unlike a conventional sale that can remain uncertain for months, an auction campaign works towards a specified auction date. Where a property sells and the successful bid creates a binding contract, the route towards completion can be considerably more defined.
Competitive Bidding
Rather than negotiating with one prospective purchaser at a time, auction can bring interested buyers together within the same sales process. Where there is strong demand for a property, that competition can help establish its market value.
A Different Buyer Audience
Auction houses have established databases of investors, developers, landlords, cash purchasers and other buyers actively looking for opportunities. For the right property, this can provide access to a different audience from a conventional estate agency campaign.
Greater Certainty
One of the frustrations of a traditional property transaction is that a buyer can withdraw before exchange. Depending on the auction method used, a successful auction sale will generally create a binding commitment at an earlier stage of the transaction. The auction house will explain precisely when a sale becomes legally binding and the terms that apply to your particular auction.
Not Every Property Should Go to the Same Auction House
This is where The Auction Link comes in.
The UK auction market ranges from regional residential auctioneers to major national property auction houses and specialist commercial and investment auction businesses. Different auction houses have different buyer databases, geographical strengths, property specialisms and methods of sale.
Our role is to consider the property and its circumstances and, where appropriate, make an introduction to an established auction house suited to the opportunity.
You then speak directly with the auction house before deciding whether you wish to proceed.
Already Have an Estate Agent?
That's not necessarily a problem. If your property is currently represented by an estate agent, we are not looking to replace them or interfere with that relationship. In some circumstances, an existing agent may remain involved while an auction route is explored. Any existing agency agreement will need to be considered, and the auction house can discuss the position with you and your agent before anything proceeds.
Estate agents and other property professionals are also welcome to introduce properties to The Auction Link.
How It Works
Tell Us About Your Property
Send us some basic information about the property, its location and your circumstances.
We Consider the Opportunity
We'll consider whether the property appears potentially suitable for an auction introduction.
We Make the Connection
With your permission, we'll introduce you or your representative directly to an established UK auction house.
The Auction House Assesses the Property
The auction house will speak with you directly about the property, including its potential suitability for auction, likely positioning, fees, timetable and recommended method of sale.
You Decide
An introduction does not commit you to selling at auction. If you decide to proceed, your relationship and auction instruction will be directly with the auction house.
What Does The Auction Link Charge?
There is no charge to the property owner for making the introduction. Where an introduction results in a successful transaction, The Auction Link may receive a referral or introduction fee from the auction house.
This does not change the auction house's responsibility to explain its own fees and terms to you before you decide whether to proceed.
Thinking About Selling?
You don't need to have decided that auction is right for you. If you own or represent a UK property and would simply like to explore whether auction could provide an alternative route to sale, tell us a little about it. If we believe there may be an appropriate opportunity, we'll make the connection.
Tell Us About Your PropertyNo obligation. The Auction Link does not conduct property auctions, provide valuations or act as an estate agent.
